Buying Property in Dalyan, Turkey

Nestling on the southwestern 'Turquoise Coast' and enjoying at least nine months of wonderful weather, even during what are considered the winter months, January to March, it remains mild and you can still sit outside to enjoy al fresco dining. Dalyan is an historic small town surrounded by lemon, orange and olive orchards with spectacular roads winding through breathtaking scenery and views. Why Dalyan

Accessibility: The half hour drive from Dalaman international airport makes Dalyan particularly attractive with foreign purchasers as it provides such quick and easy access. There are year round charter flights from most countries, including the UK.

Location: On reaching the town, the setting is breathtaking with the world famous beach and its loggerhead turtles and a slow-flowing wide river with gaily painted boats cruising up and down.

Conservation area: Being a protected area, building is very strictly governed, so buyers can feel confident that their views should not be obstructed and the potential horrors of mass development avoided. If a total ban on construction comes into place, then property prices will inevitably increase as supply will be insufficient to met demand. Thus the area offers good long term potential with a strong relsale market.

In the heart of tourism: The town is set right in the heart of the most visited tourist destinations which Turkey has to offer, thus extending its appeal to those seeking buy-to-let property for rentals to holidaymakers. Parts of this area have been earmarked for golfing tourism, with eight courses being announced to provide first class facilities to the golfing fraternity. The Hilton Hotels Corporation has opened their first worldwide resort hotel, Hilton Dalaman Golf Resort and Spa - and the golf course itself will be open in 2010. Holiday-makers wanting wellness facilities are certainly not deprived, with world recognised spas at hand. Indeed, Dalyan is well placed to become a year-round tourist destination in the long view.

Lifestyle

Dalyan is one of the few unspoiled areas with such easy access and the coast at hand. The town population is mostly Turkish but you will find some English spoken by most of the local cafe and restaurant owners. It has been a firm favourite with visitors, many of whom return year after year. It is not the busy, hectic lifestyle you'll find in the main resorts but there are enough shops, restaurants, bars and nightlife to keep you happy. If you are seeking a bit more activity at times, then Marmaris and Fethiye are just over an hour's drive and the pretty marina town of Gocek around only ten minutes.

Much of the local business activity centres around the river. This is a place of "slow down, relax and don't rush". All facilities in the town are within walking distance, making it an ideal place for all year living as well as holidays.

Activity enthusiasts are well catered for with paragliding, 4x4 safaris, horseriding and any number of biking and walking paths.

Hot summer weather prevails for at least nine months of the year and what the locals describe as winter, most Britons would think of as summer at home! If you are fed up with the coastal resort and seek a slower pace with green spaces, then Dalyan may be the place for you.

One of the most attractive reasons for buying property in Dalyan are the prices. Despite the appeal of the town, rigid control on construction and its location, it has remained 'under the radar' for many purchasers. This, together with being outside the eurozone, and a very low cost of living, makes Dalyan property a good buy.
